Our design process involves you – based on your brief and wishes, we will produce options tailored for you and your unique build. We design new builds, house extensions & conversions, HMO conversions, residential and commercial developments.
If you are unsure what to do, we are here to offer advice from home upgrading opportunities to development feasibilities too.
We always include high quality renderings and visualizations as part of our services to help you visualize your project. We also accept standalone commissions of 3D visualizations if you already have a design and complete drawings.
3D digital modelling allows us to quickly consider and try out a number of solutions and options for your project. We can then let you experience your new space in a virtual reality set up.
We prepare the technical information, drawing packages and specifications for your build. We have a network of consultants and engineers ready to undertake other specialist design elements, and we will coordinate and implement their information on our final drawing package which you can use for obtaining builders’ quotes and for them to work from.
Let us take care of the planning and submission process and be your agent for the duration of your application, communicating directly with the local planning authority. We have had very high success rate with our previous projects.
We can prepare and compile a full set of technical drawings and details of your project to be submitted on your behalf for building control, or the building warrant in Scotland.
We love interior design equally to architecture and we believe that both elements should be designed with each other in mind. We can be appointed to provide interior design schemes for your project.

Our Process
Our clients enjoy a stress-free, streamlined process of working with us. Although we are happy to work with you and provide expert services across all the stages of your project from conceptual design to hand over, we are also available to be commissioned for any specific stage of the process.
First Consultation
We conduct a free online consultation to understand your idea, brief and budget. Do you have an existing set of drawings and photographs of your property? If not, do not worry, consultation & measurements on-site can be arranged.
Our Feasibility Study addresses your initial concerns, outlines site opportunities, references relevant planning policy and estimated costs and timescales for your project, showing what your site can accommodate.
After understanding your brief, we will develop it into carefully crafted architecture with layouts, spaces, and open possibilities to be explored as options. We work with context, materiality, light. We will also ensure that every element of the design complies to the local planning policy.
At this stage we will require two to four design meetings with you, depending on the scope of works, to finalize the design for planning.
With the agreed design outcome, we prepare a full set of planning drawings and documents. We will then submit the planning application to the local authority on your behalf and act as your agent for the duration of the planning process. (Usually 8-10 weeks). This entails communication with any inquiries of Local Planning Authority in respect to the proposal and negotiations.
At Studio L’ght, we have a high rate of success with securing planning permissions.
Technical Resolution
Once the design is finalized, we will produce technical drawing packages and specification and liase with structural engineer, quantity surveyor and other consultants to prepare and submit on your behalf to Building Control. We can also offer to act as the principal designer for your project if this is your requirement.
Tender Process
We can assist you with the tender process by sending your project to multiple contractors and builders for quotes, and upon receipt of those estimates we will prepare a comparison presentation to help you narrow down your choice of contractor.
Construction Stage
Once construction works have started on site, we can be appointed to monitor the progress through site visits and will be available to answer any inquiries from you, the builders or any other consultant regarding construction. We will also administer the contract for the duration of the build.
